Durham Region Real Estate Market Update — April 2026
By Tanya Gordon | Tanya Gordon Real Estate Group | Durham Region, Ontario
Spring is here, and the Durham Region real estate market is sending some clear signals. Whether you're thinking about buying, selling, or simply watching the market from the sidelines, this update gives you a straight-forward picture of where things stand right now — and what it means for you.
Let's break it down.
Market Snapshot — April 2026
Durham Region recorded 686 home sales in April 2026, with the average home price rising to $845,361 — up from $835,854 in March. That month-over-month increase tells us buyer activity is picking up as we move deeper into the spring market.
Here's a quick look at average prices by property type across the region:
- Detached homes: $958,393
- Townhouses & Condos: $585,735
- Overall average: $845,361
And here's how individual municipalities are stacking up:
| Municipality | Avg. Home Price (April 2026) |
|---|---|
| Uxbridge | $1,000,000+ |
| Pickering | $916,538 |
| Ajax | $887,926 |
| Scugog | $897,324 |
| Whitby | $904,422 |
| Clarington | $799,028 |
| Brock | $722,200 |
| Oshawa | $721,541 |
Durham Region currently has approximately 3 months of inventory on the market — sitting in balanced territory overall — though certain segments and locations are moving much faster than others.
Homes are selling in an average of 22 to 28 days, with properties priced and presented well continuing to attract strong attention from buyers.
Trends & Outlook
Mortgage rates are working in buyers' favour. The Bank of Canada's overnight rate is currently at 2.25% — down 2.75% from where it sat in April 2024. Five-year insured fixed mortgages are now available as low as 3.75%, and variable rates as low as 3.30%. That's a meaningful difference in monthly carrying costs compared to just one year ago.
Buyer confidence is returning. Across the GTA, home sales were up 7% year-over-year in April 2026. That momentum is being felt here in Durham. More buyers are getting off the fence — and for good reason.
Inventory is stabilizing, not surging. While we saw a significant inventory buildup throughout 2025, new listings in April actually declined year-over-year across the GTA. Fewer new listings combined with rising sales means the gap between supply and demand is tightening. In some pockets of Durham, that's already creating competitive conditions.
The price range under $1 million just got more accessible. A 2024 policy change expanded insured mortgage eligibility up to $1.5 million (down payments under 20%). That has meaningfully expanded the buyer pool for homes priced between $1 million and $1.5 million — particularly relevant in municipalities like Pickering, Ajax, and Whitby.
Pent-up demand is real. There are thousands of buyers who have been waiting for the right conditions. Lower rates and stabilizing prices are starting to unlock that demand. We're not in a frenzy — but we're no longer in a waiting game either.
What This Means for Buyers
This is one of the better windows to buy that we've seen in several years. Prices are still meaningfully below their 2022 peaks, rates have come down significantly, and you still have negotiating power in many segments of the market.
That said, the window may be narrowing. As more buyers re-enter the market and inventory tightens, the balanced conditions we're experiencing now won't last indefinitely.
The practical takeaways:
- Get pre-approved now so you can move confidently when the right home comes up
- Don't let perfect be the enemy of good — waiting for the absolute bottom is a strategy that rarely pays off
- In Oshawa and Clarington specifically, there is still strong value relative to the rest of the region
- Entry-level condos and townhouses in the $500,000 to $650,000 range offer a real opportunity for first-time buyers
What This Means for Sellers
Pricing strategy matters more right now than at almost any other time. Buyers are informed, they have options, and they're not overpaying — but they are buying.
Well-priced, well-presented homes are selling. Overpriced homes are sitting.
The days of listing anything and watching offers roll in are behind us for now. What replaces that is strategic marketing, smart positioning, and a clear understanding of what buyers in your specific price range are responding to.
That's exactly what the Signature Seller System™ is built for — getting your home in front of the right buyers, at the right time, with the right strategy to drive demand and maximize your outcome.
The practical takeaways:
- Pricing validation is critical — the market will tell you quickly if you're off
- Presentation and professional marketing are no longer optional; they're your competitive edge
- Homes priced under $900,000 are seeing the strongest activity across most Durham municipalities
- If you're in Whitby, Ajax, or Pickering, you're in a sweet spot with strong buyer demand and competitive price points
The Bottom Line
Durham Region stretches from Pickering in the west to Brock in the north and Clarington in the east — and no two communities are moving at exactly the same pace. That's why local expertise matters.
Whether you're buying your first home in Oshawa, upsizing in Whitby, or selling a rural property in Uxbridge or Scugog, the strategy looks different depending on where you are and what you're trying to accomplish.
