What Is a Preferred Tenant?

A preferred tenant is someone who stands out to landlords, including:

  • A credit score of 650+ (per applicant)
  • Stable income with manageable debt
  • Strong references
  • Non-smoking, no pets (see FAQ for details)

If you meet these criteria, I can connect you with landlords across Durham Region who are actively looking for tenants like you.

Why Focus on Preferred Tenants?

Many agents choose not to work with tenants due to the time and complexity involved. I’ve built a system that allows me to efficiently help serious, qualified renters secure homes faster.

I’m compensated by assisting with properties listed by other agents—meaning I represent you to some of the most selective landlords in the market. These landlords expect top-tier applicants.

By focusing on highly qualified tenants, I can:

  • Maximize your chances of approval
  • Avoid wasted time on unsuitable properties
  • Help you secure a rental as quickly as possible

And if your situation is better suited to off-market opportunities, I’ll be upfront and guide you in the right direction.

FAQ – Frequently Asked Questions

What is “good income, low debt”?
Preferred tenants typically have:

  • Gross employment income of at least 3× the monthly rent
  • Combined monthly debt payments plus rent that do not exceed 40% of gross income (see chart for reference)

What if I’m not a preferred tenant?
To save time and frustration, you may want to focus on off-market rentals (properties not listed with an agent). These landlords often handle applications themselves and may be more flexible.

For your convenience, here are some popular rental platforms:

Tip: To avoid scams, never send a deposit or sign documents without seeing the property (including the interior) in person.

Can I view a property before applying?
Your application needs to be reviewed before booking your first showing. This helps identify and address any potential issues upfront, saving you time and avoiding disappointment.

What does it cost?
There is no cost for my service—the landlord pays my commission after you secure a rental. There is a small fee (approximately $20) to cover credit and background checks.

Why don’t I qualify if I have pets?
Although Ontario laws generally prevent landlords from outright banning pets, applicants are still required to disclose them. In practice, many landlords prefer pet-free tenants, even if they don’t state it directly.

To provide the most efficient and successful service, I focus on tenants who meet the criteria most landlords are actively seeking. This helps ensure faster approvals and a smoother process.

If you have pets, you may have better success exploring off-market rentals (see above).

What if I don’t disclose my pets?
I wouldn’t be able to represent you. While I’m committed to protecting my clients’ interests, I’m also required to act with honesty and integrity.

If a landlord discovers undisclosed pets later, it can damage trust and create complications. It’s always best to start the relationship on the right foot.

What happens after I sign a lease?
You should be prepared to provide your deposit within 24 hours of acceptance, typically by certified cheque or bank draft.

The deposit usually includes first and last month’s rent and may include additional amounts (such as a key deposit), depending on the agreement.

What if I can’t afford to rent right now?
You’re not alone—many people are navigating this challenge. Some common strategies include:

  • Renting a room instead of a full unit
  • Sharing with a roommate
  • Moving to a more affordable area
  • Staying with friends or family while increasing your income
