How is this program different from traditional rent-to-own programs?
Unlike many traditional rent-to-own options, this program is offered through established lender partners—not private sellers or one-off deals. This provides clear terms, professional oversight, and a structured path toward mortgage qualification.

Instead of being tied to a single property with unclear pricing, the focus is on preparing you for long-term homeownership. You’ll get guidance at every step, transparent expectations, and a clear understanding of your financial situation—so you know exactly where you stand and what steps to take to reach your goal.

How does the downpayment work?
A downpayment of 3–5% is typically required to join the program. Each situation is reviewed individually, and in some cases, a higher downpayment may be necessary.

Who is this program for?
This program is ideal for individuals who:

• Have steady income but need time to improve credit
• Maintain manageable debt
• Are self-employed
• Can provide 3–5% (or more) for a downpayment
• Want to live in the home they will eventually own
• Are awaiting permanent resident status
• Have family support for the home buying process

Can I choose any home?
Most residential homes and condos are eligible, as long as they meet the lender’s criteria for value, location, and marketability. Your REALTOR®, Tanya, will help identify homes that fit both your needs and the lender’s requirements.

This program does not cover mobile or modular homes, pre-construction properties, commercial properties, uninhabitable homes, or vacant land.

How long does the program last?
The Rent-to-Own program usually spans 3–5 years.

Who owns the home during the program?
The lender retains ownership while you lease. Once you successfully complete the program, the home’s title is transferred to you.

What if I’m unable to buy at the end of the program?
Throughout the term, you’ll work with our lending partners to stay on track. They can help adjust your plan as needed to achieve your goal.

Do I have to live in the home during the program?
Yes—you can live in the home while building equity. The program also allows you to make renovations or even lease the property during the rent-to-own period.

How do I get started?
The first step is to book a call with us to review your needs and determine if the program is a good fit. You’ll be asked about your income, savings, debt, and credit score.
