Navigating Durham's Spring Real Estate Market Like a Pro

The spring real estate market is historically one of the busiest periods in Durham Region. Here’s what you need to know if you’re thinking of buying or selling a home this year:

What’s the “Spring Real Estate Market”? When Does it Happen in Durham Region?
The “spring real estate market” is the term we use to describe the start of the busy real estate period that typically happens between Christmas and summer. In Durham Region, this market doesn’t always align with the actual season or weather; some years, it kicks off as early as January, while other years, it arrives in April. Based on current trends, it seems the 2025 spring market may hit as families return from March break. It's happening now, and we're excited!

Buyers vs Sellers: The Imbalance That Drives the Market
Durham Region’s spring market is heating up, but as always, buyers and sellers aren’t jumping in at the same time. Buyers tend to enter the market first, eager to find a home, while sellers often wait for better weather before listing. This creates a supply-and-demand imbalance, leading to increased competition and price growth. This happens when inventory is low and buyers and sellers emerge from winter hibernation at different times.

We saw this play out in April 2024, with Durham Region’s average home price hitting $943,840 and 948 sales—up 5.6% from April 2023’s 898 sales. If history repeats itself, sellers who list early in the season will be in the best position to take advantage of strong demand. If you’re a seller, this is your sweet spot—buyers are out in full force, and well-priced homes are moving fast.

Timing the Market: Why It’s Almost Impossible to Do (And What You Can Do Instead)
It’s hard to predict how long the spring market will last – sometimes it’s strong for just a few months, and other times it extends into July. The unpredictability of interest rates and economic conditions only makes this more difficult. I often see sellers wait too long to list and miss out, and buyers rush to purchase a “compromise home” at the market’s peak, only to miss better opportunities a few months later.
Having been through many spring markets, I’ve learned that trying to ‘time the market’ is nearly impossible. We can’t predict interest rate changes, how confident buyers will feel, or when other homes will be listed. The best thing you can do is act when it’s the right time for you.

Interest Rates, Inflation, and Opportunities for Buyers and Sellers in the Spring Market

Despite media speculation, Durham Region’s real estate market is off to a steady start in 2025. In January, the average home price in Durham reached $896,611, showing a slight increase from $894,825 in January 2024. However, sales dipped to 489 from 539 the previous year, signaling that while demand remains, some buyers may be holding back—potentially due to economic uncertainty or recent tariff announcements.

For sellers, early spring could once again be the sweet spot before more listings hit the market. For buyers, now is the time to secure a home before competition heats up further.

Many Realtors® list their own homes early in the spring market, knowing that the combination of high demand and low supply is favorable for sellers. This "sweet spot" is happening now, and if I were selling my own home, I’d be preparing to list immediately (and, of course, I’d call my trusted team for support).

Buyers, Take Note!
If you’ve been waiting for a more stable market to buy, now’s the time to pay attention. The Bank of Canada didn’t raise interest rates this last rate change. With potential banking issues in the U.S., interest rates may drop in the short term. Inflation is still a concern, and future hikes are possible, but early 2025 spring interest rates may be some of the lowest we’ll see for a while. If you’re still waiting for ultra-low COVID-era rates, understand that those were a once-in-a-lifetime situation. If you’re not yet pre-approved for a mortgage, now’s the time to act. Whether rates drop or not, you’ll be ahead in securing a great rate and searching for homes at better-than-last-year prices.

Everything, Everywhere (all at once, lol), Matters More Than Ever
While Durham’s spring market shows positive signs, there’s still a lot to consider. Sellers: professional staging, strategic pricing, excellent photography, and top-notch marketing remain crucial to securing top dollar. Buyers: there are still great opportunities to negotiate, and we’re likely to see more inventory after March Break and Easter. If you’re upgrading or downsizing, buying and selling in the same market can help minimize risks.
