Planning a Summer Move? Here's Why March Is the Perfect Time to Start Selling!

Why March May Be Your Best Time to Start Selling

If a summer move is on your mind, now is the perfect time to start preparing your home for the market. Many homeowners underestimate just how long the selling process takes—from the first thought of listing to the moment the moving truck pulls away. Let’s break it down step by step so you can plan with confidence.

Understanding the Market Timing

Looking at past trends can help determine the best time to sell. In 2024, the highest number of detached home sales occurred in March, with 168 homes sold. That strong demand continued through June before starting to taper off.

But here’s the catch: while buyer demand peaked early in the year, so did competition. In March, those 168 buyers had 136 homes to choose from. By May and June, the number of available homes surged to over 300, meaning more options for buyers and potentially more competition for sellers.

Working Backwards: Your Selling Timeline

If your goal is to move by mid-August, here’s how your timeline might look:

  • Mid-June: Your home should be sold, meaning this is when you’d ideally accept an offer.

  • Mid-May: Your home hits the market, giving you about 30 days to attract buyers.

  • Early April: Begin preparing your home—decluttering, staging, repairs, photography, and marketing setup.

  • Now: Start planning! Even if your move is months away, getting expert advice early can help avoid last-minute stress.

Factors That Can Speed Up or Slow Down the Process

Every home and homeowner has a unique situation, and some may need more time than others. Here’s what can impact your timeline:

✅ Faster Sale Possible If: Your home is in "model home" condition with minimal work needed.

❌ Longer Timeline Needed If: You require major updates, repairs, or time to remove personal belongings.

Some properties also sell at different times of the year based on buyer demand. Homes with pools often sell early so buyers can enjoy them in the summer, while cottages tend to follow the same pattern.

Why an Experienced Realtor is Your Best Asset

If 2025 is the year you plan to move, don’t wait until the last minute. A full-time, experienced realtor (like yours truly!) can guide you through the entire process—from preparation to pricing, marketing, and negotiations—so you maximize your home’s value with less hassle.
