If you opened your phone or computer this morning and saw the words “rate hike,” you may have felt your stomach drop. That reaction is completely understandable.
Take a breath. We don’t need to predict exactly what happens next. We just need to understand what it could mean for you and make a plan from there.
Market Snapshot
On October 28, 2026, the Bank of Canada raised its key policy interest rate by 25 basis points to 2.50%. That is a quarter of a percentage point. It’s the first increase since July 2023, and it follows a long stretch where the rate sat at 2.25%.
Why did they do it? In short, energy prices. Inflation has been running around 3% since the spring, which is above the Bank’s 2% target. Governor Tiff Macklem explained that the move is meant to stop high energy costs from spilling over into the price of everything else. The Bank also said more increases could be needed, but that it plans to move carefully, one meeting at a time.
So this is not a panic button. It’s a cautious step aimed at keeping inflation from getting comfortable.
Trends & Outlook
Here’s how I’d think about it.
Variable-rate mortgages and lines of credit tend to react first. When the Bank moves, lenders often adjust their prime rates shortly after. Fixed rates follow bond markets more than the policy rate, so they don’t always move in lockstep.
The Bank has left the door open to more. That means uncertainty is part of the picture, and uncertainty affects how buyers and sellers feel, which affects how they act. This is where strategy matters most.
Durham Region is a local market. Whitby, Oshawa, Ajax and Bowmanville each move differently depending on inventory, price point and property type. A national headline never tells the whole story of your street.
What This Means for Buyers
If you’re already pre-approved, the key question is whether your approval still fits comfortably and whether your rate hold is protected. A quick conversation with your mortgage professional is worth it this week.
If you’ve been waiting on the sidelines, hoping for rates to fall, today’s news may feel like the finish line just moved. Waiting for the perfect moment can be costly in its own way, so the better question is: what is my plan if rates stay here, or rise a little more?
What This Means for Sellers
Buyers are watching the same headline you are. Some will pause, and some will get more focused. Either way, pricing accuracy and presentation matter more when affordability is under a microscope.
This is exactly why my Signature Seller System™ exists. It starts with strategic pre-marketing and pricing validation so your number is backed by real Durham Region data, not hope. We use buyer psychology and controlled exposure to build the right kind of attention, then roll out a 3-phase marketing strategy designed to bring qualified buyers to the table. As a Certified Master NLP Practitioner and an AREN and PREN designated negotiator, I also help sellers stay calm and clear when the market gets noisy.
What This Means for Investors
Higher borrowing costs change the math. Revisit your numbers on cash flow, renewal timing and exit strategy. Investors who plan ahead tend to spot opportunity while others hesitate.
If a Bank Mortgage Isn’t in the Cards Right Now
I want to speak directly to a specific group.
If you’re a buyer who doesn’t qualify with a conventional bank, perhaps because of self-employment income, credit that’s rebuilding, or a down payment that isn’t quite there, today’s news may have hit harder. You may have been working toward a goal and felt the target slip further away.
You are not out of options.
The Ownable Rent-to-Own Program is designed for buyers in exactly this position. Rather than waiting on the sidelines for the market or a bank to change its mind, it gives you a structured way to move toward homeownership on your own timeline.
It isn’t right for everyone, and I’ll always tell you honestly whether it fits your situation. But if you’ve been told “not yet” by a bank, it may be worth a conversation before you decide it’s “never.”
Your Next Step
You don’t need to have it all figured out. You just need a plan.
Whether you’re buying, selling, investing or exploring rent-to-own, I’d love to talk through what today’s announcement could mean for you. No pressure, just clarity.
