What Most Real Estate Agents Won't Tell You (But I Will)

Agent Who Promises You the Highest Price Might Cost You the Most Money

This is the one sellers need to hear most.

When you interview agents to sell your home, you will likely receive different suggested list prices. It can be tempting to go with the agent who gives you the biggest number. It feels validating. It feels like they believe in your home.

But here is the truth: listing high and then dropping the price repeatedly is one of the most damaging things you can do to your sale.

Every price reduction signals to buyers that something is wrong. The longer a home sits, the more negotiating power shifts away from you. By the time you arrive at the price you should have started at, buyers are offering less because they can see the market has rejected the property.

The best offer you are likely to receive is usually in the first two to three weeks on market. Strategic pricing from day one protects that window.

I would rather have the honest conversation upfront and get you more money in the end than tell you what you want to hear and cost you tens of thousands later.

2. Sometimes the Right Advice Is to Wait

This might sound strange coming from someone whose income depends on transactions. But I have told clients to hold off, and I will tell you the same if the numbers do not work in your favour.

Selling under pressure, at the wrong time, in the wrong market for your property type, can leave money on the table. If you are not ready financially or emotionally, if your property needs work that would significantly increase its value, or if your specific segment of the market is soft right now, a good advisor will tell you.

The goal is not a transaction. The goal is the right outcome for you.

3. The First Offer Is Often the Best One

This is one of the hardest things to convince sellers of, and one of the most important.

When a buyer moves quickly, it typically means one thing: they recognize the value and they are motivated. Early buyers have usually been watching the market carefully. They know what things are worth. They are not trying to steal your home. They are trying to secure it before someone else does.

Holding out for a better offer that never comes is a pattern I have watched cost sellers real money. Not every first offer is the right one, and I will always help you evaluate it carefully. But dismissing an early, strong offer because you assume something better is coming can be a costly mistake.

4. Open Houses Are Not Always About Selling Your Home

Here is an industry truth that often goes unsaid.

Open houses can be a useful part of a marketing strategy. But they are also one of the most effective ways for agents to meet new buyer clients. If your agent is holding open houses every weekend but has no targeted digital strategy, no pre-marketing plan, and no buyer outreach beyond the open house sign, you should ask more questions.

Your home should not primarily be a prospecting tool for your agent.

A strong marketing plan works for your home specifically, not just for foot traffic. The Signature Seller System™ is built around controlled exposure, strategic timing, and reaching qualified buyers, not just any buyer who wanders through on a Sunday afternoon.

5. Conditions Protect Buyers. And Protecting Buyers Is Good for Sellers Too.

During the frenzy of 2021, buyers were waiving financing conditions and inspection conditions just to be competitive. Some of those transactions went sideways. Some buyers walked into homes with serious issues. Some deals collapsed at closing.

A clean offer is valuable. But a buyer who has done their due diligence and is fully committed is worth more to you than a buyer who panics at closing because they never got a proper inspection and something unexpected surfaced.

In the current market, conditions are back on many offers. That is not a sign of a weak offer. It is a sign of a prepared buyer. And a prepared buyer closes.

6. You Do Not Have to Sign With the First Agent You Meet

I encourage you to interview more than one agent before you list or commit to working with someone on a purchase. Ask hard questions. Ask about their marketing plan, their negotiation approach, their track record in your specific neighbourhood, and what they would do differently from the last agent who handled a similar property.

If an agent is bothered by those questions, that tells you something.

The right agent will welcome them.

Why I Am Telling You This

Because the clients I work with long-term are not the ones I told what they wanted to hear. They are the ones I had real conversations with. The ones I guided through hard decisions with honest information. The ones who trusted me enough to have the uncomfortable conversation and came out on the other side with a result they felt good about.

Real estate is one of the biggest financial decisions most people make in their lifetime. You deserve an advisor who treats it that way.

If you have questions, want a second opinion, or simply want to talk through your situation with someone who will be straight with you, my door is open.

No pressure. Just an honest conversation.
