Transparency is part of how I work. This page explains the conditions behind the guarantees marked with an asterisk (*) on our buyer page, so you know exactly what to expect before we begin.

You should never feel stuck with an agent you don’t trust.

How it works

  • Provide 15 days’ written notice and walk away. No penalty, no pressure.
  • If you’re not happy with the services provided by your Designated Agent, you may instead ask the Brokerage to designate another agent to represent your best interests. The Brokerage will honour that request.

How it works

  • Applies to messages from clients who have a buyer representation agreement with the Brokerage.
  • Reach us by phone, email, text, website chat or social media. The 12-hour window starts when your message is received.
  • If I miss the 12-hour mark, I’ll donate $20 to a registered charity of your choice.
  • One donation per missed response.

If you’re not happy with the home you bought through me within the first 12 months, I’ll list it with my listing-side commission waived.

Conditions

  1. I’ll cover my portion of the commission when we list your home for sale. You’ll only need to pay the buyer’s agent fee if they bring a qualified buyer.
  2. You’ll sign a 180-day listing agreement with me, giving us the time and focus to properly market and sell your home.
  3. To qualify, you’ll purchase another through me as your exclusive buyer’s agent. In most cases, the seller or builder covers my fee. If they don’t, you agree to pay the difference at closing.
  4. If you’re selling because of a job transfer, this guarantee won’t apply, especially if your employer is covering your moving costs.

What’s not included: Buyer-side commissions, taxes, legal fees and other transaction costs are additional. This is not a guarantee of sale price, timing or property condition.
